The project consists of 125,000 square feet apartment building with 18-stories. The building has two levels of attended parking, a Retail Store on the ground floor and mezzanine, Recreation Room with outdoor Lap Pool for the tenants, a hot tub and 122 apartments.

Bicaluro Associates P.C. provided complete mechanical, electrical, plumbing and fire protection (MEP/FP) design services. The MEP/FP systems were designed to achieve LEED certification, conserve water and energy.

The selected HVAC system for this building was a reverse heat pump system with a basement-mounted boiler; a closed circuit cooling tower and floor mounted water source heat pumps in the apartments.

The designed electrical systems include lighting and power distributions, as well as complete fire alarm, smoke detection, communications and TV broadcast systems.

The designed plumbing installation includes the new Building Code requirements including a secondary storm drainage system, storm water and sanitary drainage, hot and cold water supply, fire standpipe, sprinklers, natural gas, laundry sinks, etc.
